Land registry title and visitor parking

Hi, 

I have lived in my property 9yrs now. Outside my window is a parking space. On the land registry title it’s marked as a visitor space and says I have access rights to park there.  However, next door is rented out and the landlord of that property always advertises with 2 spaces telling them that visitor space is theirs. I’ve sent copies of the land reg title to the landlord to inform him I have access but if falls on deaf ears. I’ve had problems and abuse off every tenant who’s lived there as when I park there they block me in stating it’s their space because the landlord said so. Even when I say I have my land reg title showing I can park there they still do it. it’s really becoming the bain of my life. The tenant currently has a massive work van and keeps parking there but reversing right up to my living room window blocking it completely. The title also says no commercial vehicles.  What can I do about it?  Other than move which I don’t want to.

    Just use it and stand your ground when challenged. Not much else you can do.

    technically none of you have the right to park, its shared . Check to see if you have no commercial veichle on the titlte
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    What does 'access rights to park there' mean?
    How many parking spaces do you have? Is it one dedicated space, and one 'visitor'? And is your neighbour's entitlement the same? If so, is the visitor space the same one as yours? 
    Is there enough parking? 
    Are the properties lease or freehold? Who manages the outside of the property?

    your options are:
    - live with it
    - take legal action against the other person to enforce the deeds
