         I just had a survey carried out on a one bed flat. I can't work out if I need to go to the estate agent and ask them to contact vendor to fix anything? The report sems to say good things and bad things and I don't know what the next steps are. Can you please advise? I will be very grateful. I have uploaded the report on filetransfer (link below and safe to download!) and removed personal details

            Having made an offer, you'd generally now contact the sellers via your conveyancer rather than the estate agent.
 If anything expensive does need fixing (and it wasn't obvious when you first viewed and accounted for in the original price) it's usually recommended that you negotiate a price reduction rather than asking the seller to fix things as they have no real incentive to do a good job and will just get the cheapest option.
 Bear in mind that a change of price would probably need new mortgage paperwork to be generated....0

 In addition, if you commission and pay for any repairs, you get the benefit of any guarantee.             Thanks all I understand the concern - here are some of the main ones that are TWO and THREE - Not included ONE rating as I think that means good. Also included overall opinion from the surveyor at the bottom.

We recommend these are installed toassist in background ventilation.Within the restrictions of the inspection, defects were noticed, loose hinges, including rot andweathered finishes of the window bay joinery. Repair and maintenance works are now essential.You are advised to gather approximations for suitable repairments preceding to exchange ofcontract.
