Selling house - no building regs for re-render

    Assuming you have replaced the windows in wall that has been rendered, you haven't re-rendered half the external envelope? Area of rear wall minus (area of windows plus area of trickle vents).

  • So we removed existing render. Then had the windows replaced, then re-rendered. @RAS

    If you download part L of the regs, it will explain it. When you take the render back to brick, it's whether it's more than 25% of the envelope(which is walls and roof), or 50% or more of the individual element, which is in your case the masonry of the rear wall.

    I'd say that's more than 50%, so Building regs would have applied. However, as this point a surveyor can't tell whether the wall was hacked back to bare brickwork. A top coat could have been applied over the existing, and it would look the same. They also can't date when the work was done, so could have been pre regs.
