Replacing Lights Before Selling

We're in the middle of selling our house.
When people came to view it, there were some large LED panel lights in one room with some special light switches.

I don't want to be that person but I want to take these with me.

I will be replacing the light panels with a standard rose fitting and the light switch with a standard one too.

When it comes to filling out the fixtures and fittings, do I put that they're included or not?
They will be different to when the house was viewed but it's not like I'm leaving them with no light fittings.

    I have bought a few homes in my lifetime and would expect anything thats fixed to be included

    If that is not the case I would expect to be informed in the sales particulars or if not

    In the fixtures and fittings information

    Just be up front with people and tell them at the viewings you'll be replacing the light fittings. Its only an issue if people expect one thing but get something different.

    I think you should be specific in the sales particulars that they're not included in the sale.

    Just add a note in the relevant section stating that the lighting panels will be removed and replaced with standard rose and switch.
    You will need to make good and fixing holes etc

    How much are they worth, TF?
    How fancy are they - what do they add to the room? Any chance of a link?
    Anyhoo, you can do this, but should be upfront from the off; if not in the actual sales particulars, then certainly at the time of viewing. If the EA carries out the viewings, you should ensure that they are primed on this. Don't wait until proper interest/an offer is made.
    And then make sure it's mentioned clearly in the TA10.
    If the lights really make a 'statement', and are a feature that guests clearly notice and comment on, then - unless there's a very good financial case for taking them - do consider leaving them. 'Nice' fittings being removed can leave an uncomfortable feeling for some potential buyers, and house-buying is already the most emotive of transactions.

    It's also possible a buyer might offer to essentially buy them off you, as an extra on the sale price - are the lights and the switch still available to purchase?

    The other option is removing and making good before marketing the property.

    There is also the possibility that the buyer will dislike them, and be glad you have removed them.
