Disclosing historical problems

Filling in the TA6 and a fixtures and fittings form selling my house right now.  I intend to be transparent about a previous burglary a few years ago, an opportunist and a rare occurrence in the area.  Police were consulted and we carried out all their suggestions to prevent future issues including outdoor cameras, raising the height of the garden gate access, bolt etc., a specially made iron grill on a downstairs small accessible window.  No further incidences either here or in the vicinity as far as I know.  My question is on which part of the forms should I write these details as I can’t see anywhere that asks such questions.

    Yes but I keep reading how if you don’t disclose something that later comes to light, it can come back on you later.  I’m a worrier I’m afraid and want to cover my back.

    You're reading things which are incorrect. Or you have misunderstood. The only risk is if you give a false answer to a question which are you asked. There is no principle that you need to volunteer information about matters adverse to the property.

    You are presumably paying your solicitors ££££s to give you advice, including about how to fill in the form? What is their advice?
  • When I was downsizing and having a look around different towns in the UK I came across this site, it shows some crime statistics. iLiveHere: Best & Worst UK Towns Reviewed.  I am sure there are other places to look at various statistics if people really want to do their due diligence.

    I've been put off moving to another town here in Northumberland because they have a Facebook page for 'ring' doorbell and CCTV owners, entitled 'Townname car thieves'.    A lot of activity, unfortunately, and the trespassers seem wise to the hotspots and keep their faces covered.

    Yes, I’m paying a solicitor and will, of course, listen to their advice but, in life generally, I find it helpful to get an overview, not least because forms and requirements are evolving all the time  so it’s useful to have the current experiences of others too. Thanks.

    When I was downsizing and having a look around different towns in the UK I came across this site, it shows some crime statistics. iLiveHere: Best & Worst UK Towns Reviewed.  I am sure there are other places to look at various statistics if people really want to do their due diligence.

    We pulled out of a house purchase after spotting 5 "sexual or violent offences" on that road and there were only a few houses. So probably one of the neighbours.

    It’s great that such information is readily available.  I’m all for transparency and would wish that from the sellers of any house I was buying.

    You had an opportunist burglary reviewed your security arrangements and nothings happened since.
    What is there to disclose?
  • If you are asked if the property has "ever" been burgled then the correct answer is yes. You can make a note alongside that response of the year this occurred. If the buyer is concerned, their solicitor will raise an enquiry relating to it, and your solicitor will ask you for further information.
