house repairs

Hello everyone, 
I am having some issues with my landlord and the agency that runs the property. 
I have been repeatedly told the landlord is not willing to repair a radiator in the house, which was given faulty to me, even though it was not mentioned at all prior to my move. I also received no inventory despite me asking twice in writing as I moved in. 
Months have passed and I have no reasonable answer from them. 
Meanwhile, my induction hob has cracked. I am not that kind of person who pretends to have done nothing and expects other to pay and I have not been careless at all; however, I genuinely did nothing to have caused damage. I am not being heard and all I am told is that is my responsibility and the landlord wants to be compensated now or by taking the money off my deposit later on. They are not disclosing the age of the appliance though, and simply say a crack cannot just appear over night- which it did- and heat cracks happen only after decades. Not what the electrician said. I find it unreasonable to be asked to replace new for old and be given no option (may be fair enough to split the cost maybe, given it is not a brand new unit and I have done nothing to cause the damage).

Over the phone I was also said they are not willing to pay for an emergency drainage work, as  they say if the problem was not at the bottom of the pipes then it is my responsibility. Really cheeky answer as I have been here just over 6 months and have no idea of the previous maintenance carried forward, and I have certainly not started dropping food down the sink. The plumber said it should not be my responsibility and the build up of fat and residues goes way back from my move here.
 I would like to know if you could give any advice on how to be treated fairly as it seems that is not the case at the moment.

    It's not clear why the emergency drainage work is/was needed, but situations where the responsibility for a repair isn't know until some investigation is carried out are common when renting properties. Landlords and Tenants need to work together on such problems, and if one party one won't, then they other has to do the work, which is unfair; but if the cause turns out to be the landlord's responsiblity, you can expect them to pay the whole bill. If they won't, you can follow the advice on the link above. 

    The inventory is of no concern to you. It is there to protect the landlord. If there is no inventory, then the landlord has no basis to make any deductions. You could claim that the hob was cracked whne you moved in and the landlord would have no evidence to the contrary. If i were you I would say nothing further about the hob, but accept that some deduction might be made for the crack, but the deduction should be tiny if the hob is still functioning. 

    Has your deposit been protected in one of the Tenancy Deposit Protection Schemes?

    Yes, the deposit has been protected. I think it is my right to have some transparency about the age of the appliance and hence split the cost. It is not reasonable to demand new for old. It is clearly not a brand new hob.

    Finally, I will leave as soon as the contract ends because these people are utterly appalling !
