Selling property before probate granted ?

Personally as a buyer i would be very wary of buying any property that was awaiting for probate. How does the estate agent do their due diligence to check you have the sufficient authority to sell it if probate hasn’t been granted?

I put my late DM’s place on the market before receiving Confirmation. The EA checked her Will and my ID. Offers came in almost immediately after the first week and my cash buyer was very happy to wait. Seems the stars aligned well for me. Time between Confirmation being received and sale being concluded was almost exactly a month.0
