    Qhat has your landlady said about you paying £700? The agent works for the landlady so she should be in control.
    We had signed online (docusign) and sent the forms back but didn't recieve a copy back.As I'd mentioned, when my partner called the agent to say she'd spoken to the landlady about early release it was then the chap on the phone told her they (the agents) didn't need to sign it and would just treat it monthly until a tenant was found.

    I think you need to find out for certain if you have signed a new fixed term or not.
    If you have, you need to negotiate and the landlord has the upper hand because you have agreed to pay for the duration of the contract.
    If you have not signed one you only need to give the notice period which is usually one month
    As for the £700 charge, this is probably the agent's fee for finding a new tenant - again, you responsibility for this depends on whether or not you signed a contract and what you have negotiated for release if you did
