Ah ok, that takes the pressure off. Its normally a lot less than that on auction purchases.

So West One have decline a mortgage offer - with no explanation whatsoever.

Im still waiting to hear from 2 other lenders yet.

Out of curiosity, do you have various issues (eg adverse and maybe 1 years accounts?) 
Some lenders say they accept various different issues, but if you have multiple issues even if they are all within criteria, they decline the application. This is one of the reasons I try to avoid certain lenders.

I have no ccj's or loans - just some defaults as I was quite ill.

I am quite worried as i'll lose the 9k auction fees if I can't find a lender.

You have time, no need to start panicking just yet. 
Its difficult to say whether it can be done or not without knowing more. But you have a broker on it, I know a lot of brokers would probably never have heard of west one, let alone use them so I suspect your broker has a reasonable idea of what they are doing.

So I have been declined by west one & together. I don't think I have any more options and am not sure what to do.

Was this a traditional auction or modern method of auction?

The latter seems to be a useful way of EAs extracting multiple fees from a succession of people who can't complete on the property.

If you are being declined by Together and West one, that suggests things are either quite bad and/or quite recent. 
What have Simply said?

Hello thought id update. I am eligible to apply for a mortgage at the end if January after a default comes off my report. I have successfuly managed to get a Bridging loan and am hoping to complete next week.

I still need to find an additional £28k but am hoping friends & family will loan me the money 🙂 phew !!!
