First time buyer in my 40’s - feeling discouraged

    Has your mortgage advisor explored/explained hybrid mortgages where it's part repayment and part interest only? When I was looking, this gave me the option to borrow higher.
  • We've been looking to move this year, getting our house sorted took longer than expected so now looking at early next year to put our house on the market. 

    We've narrowed the area down, we want a 3 bed, must have downstairs toilet and a garage. Preferably it'll be tidy, doesn't have to be immaculate but livable
    I'm not willing to go over £340k but realistically I'd be much happier being closer to £300k. 
    Start of the year there were quite that met out requirements but house prices seem to be going up, yet houses aren't selling very quick. But we are south west

    The one house that came up, ticked all the boxes and came in massively under budget at £250k was right opposite my parents house. But I couldn't live there knowing one day they wouldn't and seeing their home everytime I left my house. We'd have been mortgage free too!

    Have you viewed slightly above your budget and offered the £250k?

    To answer your question, it is likely more properties will be put on the market as we head towards spring 2025 and if you can't find anything that is suitable in your required location, wherever that may be, that is affordable now, it is unlikely you will be able to afford them next year.


  • I sympathise OP, but I have no advice. I am a similar age FTB and I'm finding it tough to compromise - I can't afford what I really want, and what I can afford would be too similar to where I currently rent so I don't see the point in going through the stress. Occassionally something promising comes up - last week I saw a listing but by the time I spoke to the estate agaent he said all the slots were full and they weren't doing any more viewings! 

    You are right to prioritise safety btw. As a lone female I am also ruling out anywhere I won't feel safe, that's non negotiable.
