    The last laugh was this: 'the land around 3m is just a waste which would be no use to you'. I think it's called a garden?
    Make sense. The Landmark Flood report is a desktop flood risk screening report. It looks like the report has used the same free online websites to check the risk. I am not sure why their solicitors are pushing for more risk reports when it's super clear on the gov website itself. The only reason is that that report will be helpful for insurance purpose.

    Your friend has more chance winning the lottery than the house suffering surface flooding, even if it did flood it would be puddles on the driveway. My house is high risk surface flooding and in 30 years there has been no sign of even puddles on the drive.
    How much do you think they could get in the reduction? any idea? Currently they are doing as cash purchase at the asking price of £159,000.
    £0 is what i think they can get as a reduction. As per my comment i think this is more about your friend trying to get money off rather than be concerned about low level flood risk. I highly doubt the insurance premium will be high, I'm high risk for surface flooding and my insurance premium is no different to the previous house i had with low risk. There is also no need for pointless indemnity cover, if your friend isn't careful they run the risk of annoying the seller and losing the house.
