Anti-fraud restriction. I need a conveyancer to witness my mortgage deed signature in London.

I'm in the process of remortgaging and I have an anti-fraud restriction on my title. I need a conveyancer to witness my mortgage deed signature and produce a certificate for the bank's solicitors.

If you are in London and had to go through this, who did you use and how much did it cost? I'd rather go direct to someone who can provide this service rather than throw emails in the dark. Thanks.

I so far emailed three London conveyancers I found on Google. The two that replied said they won't witness my mortgage deed signature. The threads I found in the forum aren't very encouraging either.

5 years ago I used a copy of my passport certified by a bank (which also happens to be the bank I was remortgaging to) to prove my identity. This time around that won't work.

    Does it have to be a conveyancer? Sounds the sort of thing notaries or commissioners of oaths do. Never needed it for a mortgage but needed it for something else and there was just a notional charge of £5 however more recently some are charging an "appointment fee" of circa £50 on top of the actual fee for authentication.

    The bank's solicitors say I need a Solicitor, Licensed Conveyancer or Chartered Institute of Legal Executives Conveyancing Practitioner.

    So I guess any solicitor would do.

    Specifically, the bank's solicitors want this text:

     "I ……………… (Solicitor, Licensed Conveyancer or Chartered Institute of Legal Executives Conveyancing Practitioner) HEREBY CERTIFY that I am satisfied that (my name) the person who executed the mortgage deed in favour of Santander UK plc and submitted for registration as disponor against title number (my title number) is the same person as the registered proprietor of title number (my title number)”

    Solved it (I hope). I found the paperwork that was preventing me from using the lender's solicitors for this. If I hadn't, I would have had to hire a full service conveyancer. They don't provide the service I need a la carte. I would have had to pay the basic fee, and the fee for anti-fraud ID checks on top.

    Now I just have to send my original ID by post to the lender's solicitors - no in person or in branch option.
