Selling house - Boundary issue

30 years ago, a previous owner built an extension which is 60cm-80cm outside of our title plan. It was never raised when we bought the property nor when the previous owners bought the property.
We are now selling and it has been raised as an issue.
As per land registry, title plans are "general boundaries" only and not exact.
We have contacted the owners of the land (the house company who built the original estate) and they have signed a boundary agreement, showing the correct boundary marked on the plan. They have no issues with this.
Land Registry are currently updating the register with the details of the boundary agreement.
The issue is - in additional to the boundary agreement, do we also have to transfer the strip of land legally? It's about 60cm by 4m. Or does the boundary agreement act as clarifying where the "legal boundary" is now as the title plan is only "general".
Please help me!
