Downstair extension - toilet under the stairs and electrics and gas

Hi thanks for looking, as part of our downstairs flat roof extension we need to move the downstairs toilet, and the most logical place is in this section (see pics below) next to under the stairs. I like this idea as it has a window already and the only other option to put in a utility but it will have no outside window. When the guy was doing the designs he said that the electric could be a problem as the circuit board would be better further away, and then there is accessing under the stairs etc etc. Therefore, I am thinking shall I get a quote to get all of the under the stairs cupboard tidied up in terms of the gas and electric being right at the far end.

Shifting the gas pipework and electrical cabling can be a pretty mammoth task. Installing a toilet in a utility room will potentially be much more straightforward as there is likely to be plumbing and drainage already in place. Lack of a window isn't a problem, just put in an extractor fan and light.
