Garden outside Boundrywall

Hi all , need advice kindly , looking to purchase a property - which has a 10ft length by 5ft width garden patch outside the current boundary wall of the house on the side . the current owner has planted some bushes and has a 1ft high fence around it from anyone parking or using it .
Question is can we move the current boundary wall to incorporate say 4ft of the width with the main garden so we can use it properly otherwise outside the boundary wall don't see much use of it ?

We don't know. You might need planning permission. The titles might have restrictions on what you can build. You might not even own that bit of land!3

Is this within the curtilage, have you checked against the deeds?
Most likely it is highways land, and anything that disrupts the turning circle and viewing angles would be removed.If you've have not made a mistake, you've made nothing1 -

That would be adverse possession, you'd only find out after 12+ years if it could be yours or not. ... see

Do neighbouring properties deeds plan show any ownership from their plans?? (£3 , find out in 5 minutes, each set of deeds..)1 -
the tile plan shows it inside the marked area for boundary of the property and the tile plan does not show any restriction1

That piece of land looks like 10 yards by 5 yards rather than 10 ft by 5 ftIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

You need to look at NEIGHBOURING properties plans. Just because your plan looks ok doesn't mean neighbours plan agree.1

The land might be classed as Public Open Space by the planning department. In which case a Change of Use planning application would need to be made. There's no guarantee that this would be approved. Such spaces are often sold into private ownership when people buy council properties. It used to be possible to phone the local planning department and ask about a specific property, but more commonly nowadays they require an application and fee just to find out this sort of thing.I am the Cat who walks alone0
