Help me understand Building regs pls

I have had searches done by my solicitor on a property I am buying.  An extension was done to the back of the house in 2011.  Is there supposed to be paperwork to show that it adhered to building regs?  All I have is the info below.  Trying to understand if I need to be concerned about the paperwork or not?  If there is any and what it should be etc.  Property has changed ownership twice.

    On the face of it, it seems to say Building Regs Approval was not required, which I find very unusual, unless the extension was perhaps a conservatory
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    The extension is brick built.  And forms part of the kitchen/dining room.  So I did find the info confusing....

    Risk based approach

    Number one is correct lintel / steel / whatever allows the arch/full room width where the back wall used to be.  That's the big one.  Appropriate for the overall structure and roof support.

    If there is a a flat roof on the extension.  A badly laid flat roof doesn't last 15 years before showing its true colours.  Leaking into the kitchen. That would have happened already.

    Most other things an extension can trip over - public sewer etc. Should show on a visit and a look at the plans. Does it all look as per plan and is it built over the drains

    Good luck determining if this is nothing to worry about or a latent horror.
