Buying a home with failed Cavity wall insulation

Has anyone bought a house with failed cavity wall insulation? My homebuyers survey has flagged this up and a specialist survey has confirmed this (see pics plus 30% damp readings). It does seem that it might be covered under a previous guarantee (CIGA) which I assume would cover removing it and rectifying any damage to wall ties etc (which I wouldn't know until the insulation is removed). 

If the 25 year guarantee has lapsed (don't yet know when CWI was retrofitted), how would we navigate this? I could explore the cost of removing the CWI but won't then know what costs I might then incur if there is damage to things such as wall ties? It's a detached house.

    If your on child benefit you can now get it done free
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

  • Maybe call CIGA for some advise. Unlikely to be over 25 years ago but you never know.  Ask for a copy of the insurance backed garantee from the seller, that should be dated. 

    If not, you could ask for the cost of the removal and making good to be reduced. Call a company and ask for a ball park figure.

    Yes I'm trying to claim under the guarantee. I managed to get a copy of the certificate and it was installed 21 years ago. The person who came today is from an installation company who complete surveys for CIGA under the guarantee (the company who installed the CWI no longer exists)
