NHBC certificate incorrect address

Options
Selling leasehold flat since new build purchase originally several years ago.

Buyers solicitor has discovered NHBC certificate is wrong plot number vs address.

Is this indemnity territory, likely to be a lender requirement regardless and therefore their call?

Literally on the cusp of exchange depending on the outcome of this.

Not sure who or how the process works for registering properties with NHBC on new builds, is this the developer? How likely and how soon could an amendment be made?

What exactly do you mean by “wrong plot number vs address”? I presume every plot in the development was registered with NHBC, so isn’t this just a question of getting a copy certificate for the correct plot number?
  • My (incorrect) certificate in places refers to ‘plot 34’ when my plot is actually ‘plot 35’.

The actual postal address is correct just not what the lease also refers to as the correct plot number which is an issue.

However the entire building (45 flats) is obviously approved/certified by NHBC, so the docs just need correcting or an indemnity. How long would correcting it take? And I’m perplexed that other flats have sold in my block with my estate agent who says this has never cropped up before - weird it’s just my plot number buggered up not everyone’s by 1 plot number out.

Why not just get the certificate for plot 35 if that’s what your buyer wants?
  • That’s kind of my question, has anyone got any experience of this how long it could/would take NHBC and/or is an indemnity quicker given I really don’t have even a week to waste any longer on this and have found out late on a Friday afternoon so can’t call NHBC for another 36 odd hours
