Gas Safety Certificate, expiry date.

Good morning. We recently bought a BTL with sitting tenants. The gas safety cert expires on the

22/11/2024.
My question is, do I need a new certificate from the 21/11/2024?
Looking at my car insurance policy, it started on 7/72024 and expires "midnight 7/72025." Therefore that is clear but the gast certifciate is not.

I read somewhere that you could renew an existing certificate up to two months before expiry—I'm not sure why you would do that.

I don't mind getting a new one a few days before, but just wanted to be clear.

    There is no grace period from when they expire. It will have a date due on the existing CP12 and will need done before that date. 
  • In your shoes I'd get a new one anyway by 20/11/2024.  Wouldn't like to be standing up in court at fatal accident (or whatever) case and explain why I'd not thought tenant's life & that of their grandkids was worth a simple and (in the scheme of things) cheap test. And reported in local press and anti-social media.  And a service.

    But, for the house I live in with 't wife we of course don't bother....

    Did you get copies of ALL the paperwork required for valid s21 & evidence of service thereof??

    You can get it any time before that date but then it's only valid from the date it's done, not the date on the old certificate - so basically you lose a few days every year

    They aren't the same as car insurance certs. If you know a good gas engineer, I'd just get one done when best suits you between now and the 22nd Nov. The 2 month grace is a bit like the one month grace on an MOT. Gives you a bit of leeway in case there's any issues - if you ask an engineer to visit on the 22nd Nov, they might turn up and not be able to get in, or be busy or some other reason and it not get done in time. If you have the check done when the engineer can, between 22 September and 22nd November, the new certificate will be valid until November next year anyway.
  • Generally what happens in my case is I remind my gas engineer 3 weeks before they expire, he acknowledges that reminder and says he will book a date to do them all, and then after a few more reminders and approximately 1-2 weeks after they have expired they get done. I'm aware of the lapse and assume the risk for that 1-2 week period. I think one year it was done on time but only once. assuming the worst was to happen and GSC expires on 31st June and the house explodes on the 1st July, I'll have proof of arranging the GSC prior to this and proof of over 10 years of regular checks so it's not like I'm getting locked up for negligence

    a bit like house insurance, it would be wise to assume that a policy which expires "on" a date does so at the start of that date, not at the end of that date 

    yes this does mean you may be paying twice for the same 24 hour period, but you only need do this once as next year you know when to do it for.

    Gas safe about £50 (£45 on open rent)

    £50 / 365 days is less than 14p per day, so if you get it done a week early it'll cost you less than £1
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    It will expire at the end of 21 November. So last date you can get a new one done is going to be during 21 November.
