Should we proceed with an Indemnity policy for a property with planning uncertainty

    This might be a bit pedantic, but just to check - was the house all built at once, or was the playroom/4th bedroom added later? As an extension up over the garage or something?

    I'm wondering if your house was built as a 3 bed because of parking (or whatever), the playroom later added over the garage, and they're now selling it as a 4 bed...
    Shout out to people who don't know what the opposite of in is.
  • Thanks for all the comments. Sorry haven't replied to all of them as I have had a busy weekend.

    In terms of parking there is currently off road parking where you can fit at least two cars.
  • Also I have had confirmation from my solicitor that the seller is paying for the indemnity policy. I just wanted to confirm that if this policy will affect if we wanted to extended the property and apply for new planning permission which I wasn't sure about, so I have asked my solicitor and they are checking this for us.

    Hi @Y@YoungBlueEyes thanks for the reply. So there is no garage on the property and there dont seem to have been any external modifications from the original plans. The advertised fourth bedroom just is a playroom in the original plans.

    It won't. It might if there had actually been a breach of planning (and the council were still within time to enforce, and had any motivation to do so). But like we've been saying from the beginning, there doesn't appear to be any breach anyway.

    I've just been looking at a book of house plans. 


    Several have either GF or FF rooms marked "Playroom" or "Office" or "Study" or "Guest Suite" or "Studio". The nomenclature means nothing, it's just what the architect suggests the room could be used for.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Thanks for this. Ye based on what everyone has said here seems like it fine. My solicitor however still recommending the indemnity policy which I think is fine as the sellers are paying for it but we just didnt want it affecting future extensions and plans.
