Converting bedroom into a kitchen

Will I need planning permission to convert an upstairs bedroom box room into a cooking area? It will have an electric cooker, fridge freezer and a sink unit, plus 2 small cupboards. Thank you

Presumably, you're talking about a freehold house which is currently a single dwelling.
Assuming it continues to be a single dwelling, you shouldn't need planning consent. If you're making it into 2 dwellings, you'll probably need planning consent.
If the house is leasehold, you might need consent from the freeholder.
If the house ends up with 2 kitchens, you might find it harder to sell - as mortgage lenders tend not to lend on houses with 2 kitchens.
So before selling, you might have to convert it to a utility room or laundry room. Removing the cooker (and microwave) might be enough to persuade a mortgage lender's valuer that it's not a kitchen.
Or maybe you'd want to convert it back to a bedroom anyway, as that would normally increase the value of the house.
