Unexpected report of flooding on property info form

  • EssexHebridean I have now reread the original email from the solicitor (it had tons of attachments and lots of text, my fault for not paying enough attention) and they have actually already queried and had a response on the flooding, asking if it had only happened once (answered yes), so it was an intentional yes on the form. Impressed with their proactivity!

    There you go - so you have an answer! It’s the sort of thing that a good solicitor will indeed pick up on and check - flooding isn’t that common a thing to get declared on the TA6 - and all too often when it is declared, it’s done in error - so a leaking washing machine which left the kitchen floor awash for example (not relevant as that is internal, not environmental). If I check through forms for a client and they have said yes I always double check with them what the nature of the flooding was - and more often than not the “yes” changes to “no”.
