    Lovely layout. Yes I think the ensuite would be a good use of space. I would lengthen it and attach it to bedroom 1.
    We have 2 properties on this tiny estate with en suites and it's a good selling point as well as convenient. If a second loo is necessary for daily visitors there is still a second toilet they can use.
    The built in wardrobes were a plus too if you have room.

  • Quite similar to my layout, and the one thing that drives me nuts is having to go through the lounge to the kitchen from the bedrooms !
    i’ve never had that before, and it makes me feel the lounge is a corridor!
