Lovely layout. Yes I think the ensuite would be a good use of space. I would lengthen it and attach it to bedroom 1.We have 2 properties on this tiny estate with en suites and it's a good selling point as well as convenient. If a second loo is necessary for daily visitors there is still a second toilet they can use.The built in wardrobes were a plus too if you have room.

Quite similar to my layout, and the one thing that drives me nuts is having to go through the lounge to the kitchen from the bedrooms !
i’ve never had that before, and it makes me feel the lounge is a corridor!0
