Stamp Duty Land Tax SDLT calculation tax specialist required

Hi everyone,
i am currently buying a very delapidated house with adjoining moorland /woodland that also has a barn on the adjoining land, the house and land are on seperate deeds with their own title number and boundaries. the land has no dwellings on it and never has had, just an open fronted and open backed barn.
my solicitor has said i will have to pay SDLT at 3% as i am not selling my existing home.
Reading on the GOV website and from all the information that is given i think my purchase should be put through as a mixed use property at a much lower SDLT.
i have been advised by my solicitor that this requires specialist tax advise and that most solicitors outsource this kind of tax calculation to a specialist company who look at all the facts and work out a calculation, presumably taking responsibilty for the calculation on behalf of the acting solicitor. strangely my solicitor does not know of such a specialist.
could anyone piont me in the right direction for such a SDLT specialist ?
Thanks

I am reluctant to suggest names on the open Forum, but I will DM @leftandfred with some suggestions.leftandfred said:Hi everyone,i am currently buying a very delapidated house with adjoining moorland /woodland that also has a barn on the adjoining land, the house and land are on seperate deeds with their own title number and boundaries. the land has no dwellings on it and never has had, just an open fronted and open backed barn.my solicitor has said i will have to pay SDLT at 3% as i am not selling my existing home.Reading on the GOV website and from all the information that is given i think my purchase should be put through as a mixed use property at a much lower SDLT.i have been advised by my solicitor that this requires specialist tax advise and that most solicitors outsource this kind of tax calculation to a specialist company who look at all the facts and work out a calculation, presumably taking responsibilty for the calculation on behalf of the acting solicitor. strangely my solicitor does not know of such a specialist.could anyone piont me in the right direction for such a SDLT specialist ?Thanks1 -
