When appointments were made, I always went out. Buyers are likely to feel much more uncomfortable in the presence of the owner so I would never think of hosting a visit myself. We can be our own worst enemy.
I mean not everyone should do it themselves though as I had one owner really put a downer on the entire house, talking of how his wife died and he's all alone and then proceeding to point out how the road was busy and the repairs expensive. Honest - yes, but doesn't give you a great feeling leaving the property 🤣

The main reason why I would never buy a house where the seller is using Purple Bricks (or similar alternative) is because I feel that, if the seller is going for the cheapest option when selling possible the most expensive thing they own, then have they also tried to save money in a similar way with regards to maintaining the property?1

It'll depend on the house. For the perfect house I'm sure buyers would put with it, but if they are deciding between a few options or otherwise unsure it might put them off even trying to get a viewing. If I had a shortlist of houses and one was with Purple Bricks I'd look at the others first. When selling anything, you want as few negatives and barriers in the way as possible.
Plus Purple Bricks aren't really doing any selling - they'll do the listings and then get in the way of viewings. Real estate agents have local knowledge and contacts which is valuable; I got early access to the house I bought because I'd already spoken to that agent, and by buyer was looking for a different house with the same agent and viewed mine as a wild card then loved it. I'm not sure I'd have any confidence of being in the same position if either of us were using Purple Bricks.0 -
