Question(s) lease renewal Wales

Hi,
I have a question about our current lease.
We move in Jan 2022 on a 12 month contract that we renewed in Jan 2023 for another 12 month. In Jan 2024 the letting agent forgot to send a new contract and we renewed the lease in March for only 6 month until 12th of September 2024. The landlord raised the rent at this point.
Two month ago we agreed to extend the lease further, so far the letting agent did not send the new contract but on 29th of August a RHW12 with a rent increase from 12th of November and yesterday an email that they'll send the new contract after confirmation of the RHW12.\
Question here, is second rent increase legal within one year?

It's the first rent review though isn't it? You signed a new contract in March, the fixed term is coming to an end and the landlord is now increasing the rent. I don't believe increases agreed in successive contracts counts as each one is a new contract. If they are increasing the rent using rent review there seems little point in signing a new contract again, unless you want the extra security of a fixed term.0

Thanks for the answer.When we renewed in March this year, the rent was increased.I forgot to asked this in the initial post, if we don't agree and the landlord decides he want tho rent to someone else, his notice period is 6 month, correct?0
