Thats correct no exchange yet. I think they were going for exchange and completion very close together.
It was spotted 2 days before they wanted to complete. But 2 months after they had the infomation for the policy
So your solicitor will probably send the mortgage money back to the lender, while this is sorted out.
I guess you can try complaining to your solicitors about failing the spot the issue earlier - unless they only just found out that the council knew about the extension.
(Out of interest, was it you who alerted the council - by asking them questions about the extension? Or was it the seller, maybe?)
It was the seller that started the process for the extension with the council. But never got it signed off. Apparently it was inspected at various points .
So thats how they know it exists . Yes the money has been sent back as they can only hold it for 3 days
My solicitor definitely knew the council was approached about the extension as it can up on one of the searches0 -
We're having the same issue where the seller is refusing to find/buy indemnity insurance for a water pump (that we think is now owned by Thames Water) but on land belonging to the property. The sellers have said they are going to pull out if this is not sorted in the next few days...
We've now offered to pay our solicitor to find the indemnity insurance which I feel should be part of the seller's solicitors fees to do - conflicted as we don't want the sales to fall through, but annoyed that we now have to pay for this... Has anyone had this before?0 -
Yes, it's very common for buyers to get indemnity insurance. I'm sure your solicitor could tell you that.Buying_a_house_78 said:

Individual documents aren't reviewed as they arrive back.Busadeano said:eddddy said:Busadeano said:
