    Do you see this wording in the ownership section? Or something like this 

    No disposition by a sole proprietor of the registered estate (except a trust corporation) under which capital money arises is to be registered unless authorised by an order of the court.

    This is tenants in common. If you don't have this then it's going to be joint tenants.

    This is important because I believe with joint tenancy the whole value of the property is considered for care fees, where tenants in common only the person who needs cares share will be counted.

    No, it's on the title deeds, somewhere near the owners names maybe in   Section B Proprietorship Register? You have it there, but you covered the important information.
    It will be written as described above. The HA won't know how you are registered and it's not likely to be in the lease.
