How long for a sale?

I have bought a sold a number of times, so the process isn't new, but how long is it taking for people to find buyers in different parts of the country at the moment?
My property has only been on the market a couple of days and I have had a couple of viewings, but I am used to a market where you receive a same day offer, or multiple offers. 

I'd value some insight into how others are finding it...

    It all depends on the property/location and price.

    I've seen some come up and be gone the same day with multiple offers - others hang around for months like a bad smell - but everything I've been following has eventually sold.

    A 3 bed semi near transport and in a nice location is likely going to sell far more quickly than a studio flat with an excessive service charge in the middle of a city.

    If you're priced right - you should sell fairly quickly. If you're asking over the odds, be prepared to wait a while.

  • We put ours on the market in October 2023, agreed a sale in January 2024, buyer pulled out in February, resold in March, moved last month.

    If your property is in a desirable location and you advertise at a realistic price, then it's fairly likely you get an offer on the same day as the viewing. If people find that, when viewing your property, it is worth far less than the advertised price they need to think whether the property is suitable for them - and if so, how much is it worth.
  • It also very much depends on the type of property and the market for that type of property in your area. When we sold last year we were selling a property type which, whenever another of the same type came on the market, it sold almost immediately due to how in-demand they were in our area. we put ours on the market not long after the "mini-budget" that wreaked so much havoc in the financial and property worlds, and as a result, the bottom fell out of the FTB market. The flat was priced competitively - yet the only offers we got initially were so far below market value we simply couldn't accept. We hold firm with a change of agents and a slight tweak to both asking price and the type of pricing, and sold a few months later at the price we had hoped/expected to get all along. Since we moved, there has been one flat in our block sold which went almost immediately - the price on that was pitched about right. There are now two more on the market - both priced high for what they are, and unsurprisingly both are struggling to sell.

    RightMove says current average is 60 days from going on sale to accepted offer, which is on the slower side of normal.

    You can search Rightmove for oldest listed properties in whatever area you want.

    Some developers will hang on without discounting properties whilst thers want to move on with next project so someone might bag a bargain.

    Flats in my area are selling slowly as there's been .a lot of local development.

    A refubished house in the next street does not appear to have attracted much interest despite being completed 9 months ago 



  • We found our buyer after about month (listed end of June), and found our property to buy after a month of panicked looking.

    Thank you all. I know I'm selling at a bad time of year, but the house is genuinely lovely with great views and a lot of space. Hopefully somebody (proceedable) will view it and like it as much as I do. It's a desirable location and usually property sells quite quickly, but not at the moment.
    Rightmove has a few long-term unsold properties (generally £1 million+) but it seems most that have been listed/amended since early June are SSTC, so fingers crossed.
