Loft Conversion Quotes & Planning

Hi
Does anyone have a template or list of items I should be asking of builders when asking for loft conversion quotes?
Also, what are the typical approaches for payment terms, deposits and terms for releasing funds? Given it's likely to be over £70k I want to be careful on releasing the amount of money and wait for certain periods of the build to complete before doing so.
Likely I'll be planning for much of it so any pre-made plans that anyone has would be most welcome!

When we had one done, we paid 25% a couple of days after they actually turned up and started the work. Then two more 25% payments at intervals and 25% on full satisfactory completion.0

The plans will have to show that everything is done to current building regs, which you'll then submit to your local council for approval (unless arranging private building regs sign off).
Unless you are fully confident that you know all the regs, I'd get an architect to draw plans for you. Our architect charged around £900 for plans for a dormer loft conversion.
Is your loft conversion including a dormer or just converting the current loft. £70k seems a little on the steep side if it's just a loft conversion0
