  • How many cars do you have?
    cant you potentially rent a garage nearby if you need more space or park onstreet?

    It's all a gamble. You could wait for the perfect house, but like you say you might end up being priced out, or you might not be in a proceedable position when it comes us or many other things that mean even when the right house comes up, you can't be sure you can bag it. This one's available when you're available, but isn't perfect. Stick or twist?
  • Is having two car parking spaces instead of four really enough to prevent you from going for a house that you admit is not only close to ideal but possibly the only shot you'll have of getting that kind of house?  If so, maybe you should adjust your search to look for ideal car park spacing, with a house attached.

    ... by which time the kids for whom the garden is meant will have grown up and left home!

  • You'll likely find that most people have some compromises when buying a property and it's rare to buy an absolutely perfect property.If you spend enough time you'll find something negative about a property. It's really up to you whether the issues you raised you can live with and the rest if the property sways you.
  • Where I'm looking, off-road parking is rare and comes at a premium and noone 'needs' more than 2 cars, so I'd just jump at the option if you like the house and location.

  • Hello All thank you for the replies. So we decided to progress and put in an offer on the property which got accepted. When making the offer we informed the agents this was subject to a successful mortgage valuation and no issues being reported on the searches. We told the solicitors to hold fire on searches until we had a mortgage offer. The property was down valued by £12k and we got a mortgage offer for a lower amount which means we need to find more deposit.

    We informed the agent who was useless and have said the vendors are not willing to drop the price and threatening to say they will put it back on the market.

    The agents have said because no progress was made with the searches the vendors are not prepared to reduce the price. Has anyone had any similar experiences? Any advice on how to deal with the estate agents here?
