Boiler install wiithout compliance certificate
AskAsk
My friend is selling his flat and he has asked me how to deal with the issue of not having any paperwork for the boiler install done at the end of 2019. All he has is a quote from the gas safe engineer for the work.
He doesn't have anything else or he says he can't find anything else. I have looked on the gas safe register and there is no compliance certificate registered so he can't get a copy.
The boiler was serviced this year but the company he used keeps saying that they will send a gas safety certificate over but it never arrives. He thinks that is a no goer as he has already paid them.
What is the best course of action? What happens when you sell a property and you don't have the paperwork for the boiler install?

Not aware you need any such certificate on a regular house sale.1

when you sell a house, it asks for the gas safe compliance certificate. if it is a really old boiler then it would be understandable that there is no such certificate, but for a boiler that is 5 years old, they would expect to have such a certificate.TadleyBaggie said:Not aware you need any such certificate on a regular house sale.1 -
When they ask, just say that you don't have one with the explanation that you never received it but it has been services recently and you have the invoice to prove that. You're not renting it out so it's not legally required, it's just a standard question solicitors ask but when selling you don't have to have it. When we sold our house recently we didn't have one either and it didn't matter at all.
You might get your buyer to request it, I wouldn't pay for it but if they want to send someone over to check it again (at their cost) you could accommodate that if they really really want it?0 -
Maybe write to the boiler company / plumber and say you will report them to gas safe if you don’t receive it within a week? You don’t need it to sell imo but it would be good to have it if the boiler was installed recently. I’m assuming they are registered so it might just give them a push to provide it.2

You don't need the GSC but you should have the registration certificate from the people who installed it. If not, all warranties are null and void and your buyer has no idea if it was installed correctly.
Go back to the person who installed it and ask them to provide it urgently.. If they fail to then report them to gas safe.1 -
Stop chasing rainbows & get a gas safe certificate from someone else. For his sake, apart of anything else.0

i was thinking that it may be best to get someone round to do a gas safety check and issue a certificate so that at least he will have that to prove that the boiler is safe! to pre-empt any issues.theartfullodger said:Stop chasing rainbows & get a gas safe certificate from someone else. It may be better to first check whether the buyer wants to send their own person in, rather than risk duplicating costs because they don't trust the vendor's preferred gas person.AskAsk said:

i don't think a gas safe engineer would issue a gas safety certificate if the boiler is not safe. as it doesn't cost much to get this, i think it is best to pre-empt any issues by getting one.user1977 said:

myn were happy with a gas safety certificate from a service, myn wasnt registered as the firm went bustDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.1
