Roots from neighbour's tree damaging our property

We have a bit of a nightmare next door neighbour who has a very tall tree and the roots have damaged our shed and our garden is all uneven now. We've been asking him for years to cut his tree but he keeps refusing. Since I can't use expletives in this forum I can't describe what this guy is like. I am getting worried now because it looks like the roots are reaching the house and I'm scared they might cause subsidence to the house. I'm pretty sure he has cut the roots on his side so if we cut the roots on our side the tree might fall, and who knows where it will fall. What can I do in this situation?

    Get specialist help from a tree surgeon if the roots of your neighbour’s tree are affecting your home and garden. You can cut them yourself but you must try to limit the amount of damage to the tree, which can be difficult to do. You must tell your neighbour in advance if a tree surgeon needs to go on their land.

    Also see if you can find the relevant person at your council. After discussion with a qualified tree surgeon there may have to be an order for it to be removed

    Is there a leaseholder for either of the properties, if so get in touch with them, I imagine they would share your concerns if foundations are being affected.

    As others have said if it affects your property it could affect theirs not to mention home insure is normally invalid if large trees are nearby.

    I have asked this question several times on this forum and never had a definite answer , can you dig down on your own property and cut the roots of next doors trees IF THEY ARE COMING INTO YOUR PROPERTY AND CAUSING DAMAGE ?
