Conversion of attached outside toilet and coal shed to utility room creating doorway into house

Hello,

I would be most grateful for feedback on an estimate I have received for this job. 

The house is a 2 bed terrace in a Leicestershire village.
I understand that good builders are hard to find and this one has been recommended. 

It has been several years since I have had anything like this done so am unsure about prices.

The quote is as follows:

To convert the existing out building into a utility/cloakroom with one side window.

Brick up door openings and create a window opening and fit a UPVC window. Fully

insulate the building including raising and insulating the floor, electrics and plumbing to

suit new layout. Create a new opening through to the kitchen and fit new door. Build a

stud wall next to the toilet. New radiator. Plaster throughout. Insulate and felt roof.

Toilet & vanity unit. £13,400.00 + vat

I'd say that looks a reasonble price. There is a lot of work and materials involved. You would expect it to increase the value of your home by about that much.

Sounds about right. I had almost exactly the same done 20 years ago and cost me £4,000 then

Do make sure you get Building Regs sign-off for the work. If the builder is good, he should be liaising with Building Control from day one. Less reputable ones will try and tell you BC isn't required and may well cut corners in the process.

Having that paperwork will make the property much easier to sell when the time comes.
