First months rent and deposit paid, no guarantor contacted

I'm in a similar position to OP. A relative offered me up as a guarantor. I agreed that I could be a guarantor after my house purchase, which has not gone through yet. Relative has signed the 12 month contract and been in the property for three months so far, every month I get an email with a link to complete online guarantor form. I stopped answering the phone.

Well maybe the LL is disorganised and will (or won't) realise they still need the guarantor docs. Or maybe they are assuming it'll all fall into place quickly. At the end of the day, all the LL is doing is saying words.Grecian123 said:

The tenancy agreement hasn’t been signed by the renter yet as this is planned for Wednesday, yet she has paid a deposit and one month’s rent. I’m just hoping there will be no guarantor agreement to sign now
Would the landlord have said yes to her getting the house, taking money and not conducted any searches on a guarantor who has been asked, but not said yes yet
The family member is the one that has actually paid money on the assumption of a contract arriving, when they know that a question was asked which hasn't been answered (ie a willing guarantor). If the LL does ask for the guarantee before signing the tenancy agreement and if you refuse, what is the family member's plan? Hope for a refund?0 -
Update: she has signed the tenancy agreement today and has the keys. I was not sent anything or called to say to come and read a contract to sign to be a guarantor. I wasn’t going to be pressured to sign without reading the terms and, unless I could negotiate to have no liability whatsoever after 12 months and not be liable for a periodic lease I would not consider.
I did tell my family member this. I said I’d only consider if I could get these clauses in. So, looks like no guarantor was needed after all that.
A bit of a relief if I’m honest, as I wasn’t sure how much I could negotiate clauses if it was needed.5 -
Being guarantor is a significant financial obligation. esp for non family.But all good. enancy signed, rent paid and keys handed over, so if anyone now asks you to be guarantor just ignore. Tenancy already exists without..1
