    Hi everyone,

I’m reaching out to see if anyone has experience investing with property developers, particularly those you might find on YouTube like the Property Couple.

We were recently presented with an investment opportunity where we could potentially earn an 8% return on £150k, with payments returned to us monthly. This has got us thinking because we currently have £100k in Premium Bonds and £50k in a savings account. The idea is that by investing this sum, the monthly returns could help pay our rent, which is quite appealing. This would then allow us to save around £2k a month.

We’re still in the early stages of exploring this option, so I’d love to hear from anyone who has done something similar. What were your experiences? Did everything go as expected? Were there any red flags or things you wish you’d known beforehand?

Looking forward to your insights! Thanks in advance.
Have you looked at their formal accounts at Companies House? https://find-and-update.company-information.service.gov.uk/company/12463912/filing-history

The business has, at their last filing, £737,027 of assets and £921,452 of debts. Not dissimilar from the other property companies that the owners own.

How do you think they will pay you 8% interest on any money you them? By housing 24 people ( their website claim)? What is it about their website that makes you believe they have an advantage over the other small or large players in the market? Is it that AK couldn't manage in the corporate world due to his mental health, or that Lia has claimed a large following on social media?  To be honest, that is all I have to go on looking at their website. https://propertycouple.co.uk/#about-us

I am sorry, but whilst their endeavours may seem to be targeted in a good direction, this is not siuitable for a retail client to invest a significant amount of their savings in - especially if the comparison is to ultra-safe government bonds and FSCS protected savings accounts.

Sounds 100% like a scam. Sorry to be blunt.

Some of the people asking for investment money have learned this stuff on a property course, they might actually believe it. My guess would be that after paying the 8% for a while they would give you an even better opportunity to invest even more. And that's when it would go bump.

"Users of the Property Couple website are strongly encouraged to seek professional advice before making any significant decisions related to property, finance, or legal matters. The information provided on this website is not a substitute for professional consultation. Lia and AK are not licensed professionals in real estate, finance, or law, and the content here is not a replacement for the expertise and personalised advice that a qualified professional can provide. Personally, I'd buy a barge pole.
  • I’m sure there was a post on here about this exact thing 3 or 4 days ago where he lost his money.
    Can’t find the post though.

  • I don't think that property couple is intentionally a scam. You can easily identify and locate the scheme owners, and their life is based on being trusted by their YouTube viewers.

The problem is that "influencers" can exaggerate and misrepresent themselves and can tend towards narcissism, irresponsible spending, and a tendency to switch from one amazing plan to another rather quickly.

I've not watched their channel but you should ask yourself: what should they be saying to sell this to me and why can't they say it?

Eg. "We already have 5 developments earning 8% and here are some happy investors talking about it."

"Our limited liability is £100k not £1,000 because we really believe in it!!"

    Etc

I have just gotten around to looking at their website.
    They want your contact details
But do not give as far as I can see, any way of contacting them!
You have to wonder why that is?

  • Hi, thanks for all your advice. I’ve decided not to do that and look at other options which are more secure
