insurance renewal after flooding (merged)

  • Many thanks to you both for your replies. I'm not so much worried about the higher premium (I expected that) it's more the reduced level of insurance. I have emailed the environmental agency as my insurance company have been advised by them that my property is located in a flood area but I can't see anything on their map for my postcode to suggest this.

    Yes, Newbie we are back home thank-you & still have bits to finish off. Fingers crossed that this was a one-off. Sorry to hear about your flooding also & hope that you are now sorted. It was a nightmare year for lots of unfortunate people.

    Don't lie to the insurance company, as it can invalidate (at least that part of) the policy if you lie in regards to a "material fact".

    However what I would recommend is trying to find out the company that insured the house previously and contacting them, or finding some evidence that the house hasn't been affected by extreme flooding (once in 50/75/100 year flood levels), as that can help.

    We're officially in a high risk flood area (brook at the bottom of the garden), and the houses on either side for several hundred meters have had serious problems in the past (either flooding directly*, or subsidence caused by the flooding), and when we renewed our policy we made sure the company was aware of both that we were officially at risk, but unlike the houses that are affected we're further back, and several feet higher up.

    I suspect it was the history of the property, and that the company in question wasn't one of the cheapest anyway that allowed them to accept our renewal (generally the cheaper companies want the lowest possible risks, and will price much higher for anything they don't want to insure rather than just saying no).


    *I swear council planning officials are idiots at times, they built houses on the field opposite ours, knowing that it flooded on our side, and that that side was about 6-12 inches lower than the lowest level on our side - those houses flood every time our lower garden gets a puddle (IIRC they've been flooded about 4 times in the 17 years since they were built).
