Snagging report or RICS survey

TL;DR - My partner and I are buying a new build house, and I'm trying to work out what sort of survey to get.
A. Just a professional snagging report
B. Just a RICS level 1 survey
C. Just a RICS level 2 survey
D. A combination of any of the above
I would appreciate advice please from anyone in the business, or anyone who has bought a home from an individual developer (i.e. not a big company).
We are buying from a couple who have built two houses on a plot of land and are living in the other house themselves.
All the advice on snagging reports - and new build surveys in general - that I can find seem to relate to buying from big developers.
What sort or survey(s) should we get and why please?
