Worried.

Hi i'm a ftb. Signed, paid deposit, completion on fri. Seller emptied house, gone away 4 xmas. On sun drove past house 2 check all ok. Light was on so knocked door, tried it and it was unlocked. Estate agents closed so phoned police for advice, said it was e. agents responsibility? is that right?

  • I assume so? We've signed and paid our deposit, due to arrange transfer of funds on wednesday. We've also taken out insurance on the property.

    Surely then if you exchanged contracts and the vendor did want to pull out now they would have a large sum to repay you, not just the deposit.

    It's a fraught time buying a house, try to relax.

    As for the house being unlocked, it may just be that the vendor forgot to lock it?

    At this time of year people do silly things.

    As soon as the estate agents open, inform them of this and I would ask to go and look at the property if I were you just to make sure nothing is amiss.

  • This happened to a relative - she is renting a house that the previous owners seem to have abandoned (they were in a lot of debt). She came home from work and the front door was open but the house was empty. Luckily she didn't have anything worth stealing at the time! :j

    I think the estate agency are completely out of order - they haven't replaced the door in the bathroom so there is only one door between that and the kitchen, and I feel they should have changed the locks before she moved in, plus the alarm system doesn't work.

  • Thanks for your replies. A message was left on the EA's answer machine the day it happened, and we will be contacting them as soon as they re-open on Wednesday. Here's hoping completion will still go ahead on Friday.

    The seller may have a light on timer to make it look like someone was in. Also, they may have asked a neighbour to pop around to collect post / close curtains etc whilst they were away (even if the house was empty they may well have wanted it look like it was being lived in).

    Don't panic. There's nothing you can do until the EA calls back.

    Except in this case, the estate agents are managing the letting of the house, not the sale, so presumably if they are notified of problems they need to arrange for them to be fixed?
