Advise on buying a house with non-registered land and potential blocking of garage?

    Anyone can get a copy of the deeds.  Your solicitor knows this.

    Your solicitor should also know that you will need access across that land to your garage and be checking the deeds for the rights to do this.

    Adverse possession should never have been considered.  It's essentially a shared driveway for all those spaces, built that way in the original development.  There are tens of thousands of these all over the country - it isn't unusual

    So the solicitors have updated me today with the original plot layouts. The yellow section is a shared access way between the four houses.

    Again she couldn't tell me who owns the land. Who would I ask if Land Registry don't know??
     

    It looks like it's part of the shared access, it's just that you have a garage whilst everyone else has a bay.

    Is there anything in the deeds about keeping the shared access clear? I suspect you'd be fine to park in front of the garage anyway as you wouldn't be obstructing anyone else.
