TA10 Form

I'm in the middle of selling my house, and i believe just around the corner from exchanging contracts. We have an integrated microwave which we of course said was included in the sale. 
It has now stopped working!!  We're not sure what to do? We don't really want to have to buy a new one to just have to leave it, but at the same time we don't want to leave it in case the new buyers start claiming that we're in breach of contract. They're already proving to be very difficult! So if we try and change the form to say "excluded" i think they might also have an issue with that too. Any advice would be appreciated! Thank you.

    Just tell them it is no longer working, they are not going to pull out for the sake of having to buy a new one.

    Possibly not, but would you want to risk that (and your onward move) also for the sale of having to buy a new one?!? 

    I appreciate the general principle / annoyance but what are we talking about here, a couple of hundred quid?!?  You might also find it handy until you do move, which could still be some time off....

     What's the worst that can happen once they move in anyway. You could say it was working the morning you moved out....  or Keep your eye out on ebay/facebook marketplace etc for a used one.

    Two options as far as I can see - say nothing or replace it. We spent a bit of money on our house before we moved out, as the people buying it were a FTB young couple and we wanted to give them a good start - had the cooker professionally cleaned, gutters cleaned and a section replaced, gave them our 4 year old fridge/freezer that was in perfect working order, had some electrical work done etc. None of it was required but we felt it was the nice thing to do. With yours, I'd replace it.
