Just had back our local searches and the flood risk for surface water is "signifcant", looking at the map this appears to be 1 tiny little square right at the back of the garden and well clear of the house which has a negligible flood risk.
I have run some insurance quotes and nothing look out of the ordinary, is this likely to bit me in the !!!!!! in the future? it seems silly to label the entire property at "significant" surface water flood risk over such a tiny isolated area.
Thoughts?

I own a house I rent out that has 'significant' flood risk purely based on postcode - in actuality, it's over a mile from the river and uphill all the way
Anyway, yes I was limited in insurers that would take it on, but once I found one it turned out the actual premium wasn't any more expensive than for a non-risk house - I just had to agree to a £2,000 excess on flooding. As it's never going to flood I'm happy with this. So if the house itself you are certain is safe from flooding, the excess shouldn't be a problem and the buildings insurance won't sting you0 -
