It's been awhile, but for those who stumble upon this post and it mirrors what they are going through, let me switch the light on at the end of the tunnel. Yes it's been a year, circumstances, life, just being full on busy working etc, so we reapplied for the mortgage a few months ago, which was straightforward, thou I don't know if that's because we are borrowing much less than the bank deems we can afford. With regards to the property we cut the grass, and decluttered and that's it, no decorating, paper is still coming off the walls, whole place still needs a good few coats of paint and some tlc, but we had the valuation on the Monday morning and an email for the full amount on the Tuesday morning. Different person from last time, I don't know if he could see the potential or if he had access to last photos and could see we had made some improvements, just not ones that would cost us lots of ££ when the property wasn't even ours. Anyway, the question I wanted to know was if the place had to be showroom but no, our place still looks 'lived in' it's our home, so have that declutter but it doesn't need to be 'perfect'.7
