Neighbours Land Grab.

Many years ago we agreed to our neighbours erecting a fence on a wall between our properties for privacy on the condition that we could remove it at any time and that the wall would remain our property. We helped them put it up and it is actually attached to our garage wall. I have also been painting the side of the fence on our side. We had reason to send off to the land registry recently and found that the wall that is on the title deeds as ours is now registered on the land registry as theirs. Can the land registry do this without consulting us?

The plan boundary is specific enough to show that the wall is theirs? That would be unusual.
Or are you saying that their deeds now claim ownership of that boundary?0 -
It can't be on both of your title deeds. But it would be unusual for the title plan to be detailed enough to show a boundary wall. Are you able to show the plans in question without sharing anything identifying?1

Our title hasnt changed. The neighbour is now saying that as it is their fence and has been there for several years they can now claim the wall even though it is attached to our garage.0

How much of this is your neighbour saying "XYZ" (which can be ignored) and how much is actually specified in either your and/or your neighbour's LR Title?If the latter, please quote the relevant wording in both your and your neighbour's Title documents, and also attach your and your neighbour's Title Plans.1

To do that would require the LR to contact you for starters.If the deeds maps and text are unambiguous, then this neighbour is just an arris, and has no valid claim beyond you pointing at their patio and shouting, "That's mine!". If you did, they'd reply, "Don't be daft!" In this wall case, you can reply, "Would you like me to prove it by ripping off yer fencing, covering it in Vaseline, and shoving it up yer... (oops, forum mods have appeared).
