Barratt Homes Negociation on Extras Help

Hi,

(keeping all figures approximate to stay anonymous)

So I am looking at purchasing a new build Barratt Home's 4 bed semi-detached in the North of England for around £340,000. Currently it is very early doors on this property and is in one of the final phases of this development. The property is currently at the foundations in its build cycle and has been available for a couple of weeks, properties of similar type are still available and have been for about 3 months or so now to get an idea of selling rates.

I am a first time buyer and have a green light for this with a mortgage however negogiations with Barratt's have been tough. I know they don't like reducing the value of the property so I didn't try there and focused on cash incentives and extras.They would only offer 5% cash towards the Deposit or a Rate Reducer mortgage, or 3% cash with the kitchen included. I countered saying I wanted either 5% and flooring or 3% with flooring & kitchen to which they declined at this stage of the house build. So my questions are:

1) Has anyone had luck negotiating with Barratt's in the past?
2) By the way the salesman speaks he continuously says "at this stage of the build" so does that mean as the build progresses they would offer more and would someone know how much they can offer at each stage of the build please? 

I am thinking of waiting it out as not in a rush and would rather get a deal I am happy with for this type of property.
