Loft extension price in Redbridge, Hainault

Hello all,
My family of 4 ( 2 young ones ages 3 and 7) are outgrowing our small and cramped 2 bed mid terraced house in Hainault, Redbridge (Greater London). We are settled where we live and keen to remain in the area. However to move to a new property in this area would mean increasing our borrowing and taking on a larger mortgage which is something we think would be financially a poor decision.
One option is to have a loft extension. We would look at something basic such as a dormer with a toilet. Everywhere we look where we live we see so many people doing the same. Does anyone know what would be an approx average price to pay for where we live (IG6)?
Any advice would be greatly appreciated.

My guess would be somewhere in the region of £45k to £70k depending on builders, quality etc.1

Not sure about the price, but it is a major building project, albeit a common one. It has to be done properly, before it can be used ( or sold) as a bedroom/habitable space.
In a small house, the actual new room created maybe quite small( or the bit you can stand up in anyway) Again depending on the house layout, the staircase to the loft, may impinge on an existing room.
So you will need to be careful not to spend a lot of money, only not to get quite the result you expected.
A cheaper alternative is just to have the loft boarded out and insulated, with a velux window. Access via a loft ladder.
This would not be classed as habitable space but could be useful for light storage. Some people do use them as bedrooms/home office etc but you definitely should not, as it is a fire hazard ( difficult to escape), and for sure I would not let children up there on their own.1 -
I can't help on the price, but if the house is currently small and cramped have you considered how access to the loft will be gained? It's inevitable that some space will be lost on the 1st floor with the additional staircase.
