As TiW says, some buyers (or their conveyancers) would be really picky. We've seen people asking for certificates for windows installed before FENSA even existed, just because they've heard that windows need certificates.DollyC2012 said:So you think I should sit tight and do nothing/wait to see what the conveyancers ask for?
Others are much more pragmatic - it's been fine for 10 years, others who know more than me say it's past the time for enforcement, hopefully you have something that says "all fine but that window needs changing" and you've changed the window... Nothing there would worry me personally enough to spend £1000 'just in case'.1 -
A quick search of this forum shows that in other threads people are worried about lack of building control sign-off. Both OPs asking about lack of building control sign-off, and people answering in threads asking whether various things have building control sign-off.
Personally I would pay the £1000. It's a crap-shoot as to whether your (OP)'s best offer will be from someone concerned about the situation or not. So, it could be £1000 well spent, or £1000 spent unnecessarily. There's no way to know until you're into the process of selling to a particular buyer.0 -
I donlt know if Scotland is differnt but when we bought our last house there had been an attic conversion done 8 years before with planning permission but no building control certifcater.
The council inspected the work and advised three adjustments necessary.
Once these were done the work was inspected again and a Letter of Comfort issued.
Whe I bougt my current house a window had been replaced with french doors 5 years before, by a local company.
All the paper work was provided but there was no building control certificate.
This was applied for and issued without any inspection so I presume was done based on the paperwork from the local company.
