House sale fell through ...

Any advice welcome...Citizens Advice at a loss!

I accepted an offer on my house...the couple loved the house.  All was going well but then I received a call today informing me they had pulled out due to concerns about a separate garage space that is part of the deeds.

The concerns relate to the garage space in a communal plot that has been an issue for 30 years...they feel it's a flytipping magnet.  TBH has been in the past and only 1 resident has a garage built on the plot...the rest are overgrown. The only time the plots are tidied is when we all receive threating letters from the council.

We have all indicated we don't want the plots but no other suggestions have been forthcoming.

Any advice?

Get together and sell the plot?
All shall be well, and all shall be well, and all manner of things shall be well.

Pedant alert - it's could have, not could of.

Why are you asking Citizens Advice? Aren't you employing a solicitor to act for you in the sale (and give you advice)?

Did you explore the option of not include the troublesome garage plot in the sale?

Time to relist about all can do
Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

If there is a market for garages for rent in your area, you could make a steady income if you build garages on the plots rather than leaving them open to flytipping.
The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.

    1) re-advertise/find new buyer
    2) exclude the plot from the sale. Keep it yourself (build on it - sell/rent separately)
    3) sue citizens Advice for failing to advise you properly....

I presume CA just said they couldn't advise. If it's not on their dumbed-down information system (it wouldn't be) then there would be more of an issue if a poorly trained volunteer was advising off the top of their head.

Thanks everyone. It was the local council who advised me to contact Citizens Advice..the estate agent had already accepted the buyer's decision with no investigation into possible solutions.  I've now given the conveyancing solicitor a call and she suggested keeping the garage space under my name/deeds and assigning a new land registry number to the house/ garden sale.  Fingers crossed!

Just waiting to hear back from the buyer...it'll show if they are serious or not.

    Thanks for all the advice.
