Part exchange property

I live in the east midlands and want to move to the south east to be near family.
I am not quite ready yet but plan on to put my property on the market next February and if I do not have a buyer by August I will look at other options.
I did find some threads on MSE regarding part exchange, some from 2023 but most from a few years back so was looking for more members experiences.
I have also read the websites of Barrats, DWH, Taylor Wimpey, Redrow, Persimmon and a few others and understand that my property should be no more than 70% - 80% of the value of the new
property.
As I live alone I really wanted a 1 or 2 bed detached property, bungalow or house but on the above mentioned builder sites none were listed. Plenty of 2 bed terraced and semi's, 3 bed detached.
I wonder if that is because 1 or 2 bed detached properties are not as profitable to the builder?

having to resell a property with a tight margin because it is "small" is best avoided

A lot of these development companies prefer properties in their own area. In any case, all they do is market them at a realistic price and sell them on quickly. Yes, I do intend marketing my property at a realistic price and will discuss that with the agents.0
