I needed to complete within 6 weeks of the offer, I spoke to them before instructing to make sure this would work for them as I knew it was a tight time scale and was told it wouldn’t be a problem at all.
A solicitor will never make such promises. All they can (and do) say is that they will do their best to meet the deadline, but deadlines can never be guaranteed because they cannot control how timely third parties respond to their enquiries.
I'd hear that as "yes, if everything goes right and there are no delays in the process, 6 weeks is doable."
You've read that in there - it's your interpretation.
English is a vague language sometimes, open to differing interpretations. If someone from another city asked me "can you be here in an hour", then I might reply "yes, absolutely". If I then hit traffic or a road was closed, I haven't broken some sort of cast-iron promise if I arrive after 70 minutes.2 -
Hey everyone. This is a money saving site. You're supposed to make me feel bad about paying more than anyone else did for my solicitors. Not good.0

Selling/buying a house will have different costs due to the nature of what you are buying.
A solicitor can say we will work towards your deadline but issues will always come up in these types of transactions which often are out of their hands. Remember there are 2 sets of buyer/seller and 2 sets of solicitors...2 -

Ask for the premium service......it costs around an extra £100. You get treated as a priority and normally it's worth every penny of the extra cost.
Trying to get it done as cheap as possible or using the firm that offers a discount or a non recommended local conveyancing firm.......it will likely result in extreme annoyance, stress and delay.
There isn't a magic bullet but paying for a premium service gives you a chance of satisfaction.0 -
